Welcome to your 30-day monthly market update! Richmond and Columbia County are continuing to soar and prove that this a prime time to buy or sell your home. We hope these tips give you clarity and guidance in your buying and selling process!

RICHMOND COUNTY
Richmond County had 295 homes come on the market in the month of November in Richmond County. Out of the 295, 102 homes were still active. At the end of November, we had 103 homes that went pending and 90 of those homes actually closed.

  • The average list price for a house in Richmond County in the month of November was $193,280.
  • The average sales price was $138,995.
  • The average sold to list price in Richmond County was 96.78%
  • The price per square foot was about $78.96. So Richmond County is very close to $80!

Note: We are looking at snapshot time periods from November. We know that October and September was a little bit higher. If I were to dig deeper and figure out exactly what happened, there were probably a few foreclosures that closed, maybe some houses were missed or misaligned. But for future reference, our reports only include properties that came on the market for that month that was not a short sale, not new construction and that is not a foreclosure. These are strictly resale homes when I do the market update.  

COLUMBIA COUNTY
In Columbia County there were 393 homes that were listed for sale. Out of those 393, 104 were still active into the month of December. Out of the 393, 136 of those homes went pending and 153 actually closed.

  • The average list price for Columbia County was $243,250, which is about $50,000 above the average price. The average sales price was $233,260. The average sold to list ratio was 97.5%. (With the help of a professional, you can keep it at 97% or higher. It can be a little bit tougher to get that percentage whenever you are doing it on your own.)
  • The average price per square foot was $99.83! Before, getting almost $100 per square foot was was unheard of. It was more so reserved for Columbia County areas like Westlake or Jones Creek and now the entire county is averaging that price.
  • The average days on the market was 69 days!
